In a major relief to property owners, the Karnataka Cabinet has approved the regularisation of B-Khata properties under the Greater Bengaluru Authority (GBA), provided they were issued before September 30, 2024.
Law Minister HK Patil said the move aims to control unregulated constructions and bring such properties under legal purview. A detailed order outlining eligibility parameters for A- and B-Khata will follow.
B-Khata certificates will offer limited legality, allowing owners to sell, mortgage, or avail bank loans. The government clarified that no B-Khata will be issued for unauthorised structures post-September 2024.
The concept was introduced in 2009 to classify properties with minor legal issues. The Cabinet also decided to withdraw de-notifications of land in 29 cases involving Bengaluru Development Authority, stating that such actions were unauthorized post-final notification.
Disciplinary action will be taken against the officials involved. The initiative aims to bring property regulation under the Karnataka Town and Country Planning Act.
